Bengaluru homeowners can now obtain e-khata online

Homeowners in Bengaluru can now obtain their e-khata, an electronic version of the property ownership certificate, without visiting the municipal office. The Bruhat Bengaluru Mahanagara Palike (BBMP) has launched a new online process that promises to deliver the final e-khata within 48 hours of applying. Applicants must fill out their request on the official BBMP website, bbmpeaasthi.karnataka.gov.in. They no longer need to make a trip to the BBMP offices. Munish Moudgil, BBMP’s Special Commissioner for Revenue, confirmed that applications will be reviewed by Assistant Revenue Officers and caseworkers for timely processing. To apply, property owners only need to upload essential documents, such as their Aadhaar number, sale deed number, property photograph, and an Encumbrance Certificate valid until October 31, 2024. The BBMP has already issued approximately 225,000 e-khatas since introducing the service in October 2024. However, the BBMP reported issues with property registrations and the issuance of Encumbrance Certificates, which have contributed to a downturn in real estate transactions. Although the e-khata service simplifies the process, it has posed challenges for buyers trying to register their properties.
