Brecksville subdivision plan delayed, potentially permanently
A plan to build a 12-lot subdivision in Brecksville has been put on hold. The project was proposed by Petros Development Group in Broadview Heights for a 46-acre site off Snowville Road. The owner of the land, Kirk Doskocil, informed Petros about two weeks ago that he would not move forward with the development. Brecksville City Engineer Gerry Wise confirmed he also learned that the project was stalled but did not know if this delay would be temporary or permanent. The Planning Commission had granted preliminary approval for the subdivision in December 2023, but required further studies on traffic and stormwater management. It is unclear if these studies were completed. In February, the planning commission allowed early tree clearing in the area due to concerns about certain bat species. However, if the project is not moving forward, officials believe the City Council may reverse this approval at their upcoming meeting. The plans had previously been reduced from 45 lots to 12, with homes expected to cost between $1.5 million and $3 million. Many residents nearby opposed the subdivision. They were concerned it would raise property values and taxes, worsen traffic issues, and increase flooding risks. About two-thirds of the site was to be preserved as natural land, allowing residents to hike but not disturb the area.
