Charleston County home prices approach $700,000
The median home price in Charleston County has reached nearly $700,000. This increase is due to high demand as more people want to live in the area. The price rose by $85,000 from last year, reaching $695,000 in February. The area is experiencing rapid growth, with a population increase of 8.8% from 2020 to 2025. Currently, there are over 1,135 homes for sale in Charleston County, which is 29% more than last year. However, the market still has a long way to go to achieve a balance between supply and demand. In February, 407 homes were sold, marking a 14.3% increase from the previous year. Meanwhile, in Berkeley County, the median home price is $409,575, and in Dorchester County, it is $385,000. Sales on the Isle of Palms have decreased significantly, yet the median price soared by almost 200% to $3.69 million due to large transactions. Recently, a new home sold for $4.37 million, and a beachfront lot sold for $6.65 million. Charleston Southern University has plans to build a new 52,000-square-foot residence hall for students. The three-story building will accommodate 216 students and is expected to be completed by August 2026. The housing market continues to see new developments. A presentation for 134 single-family homes is under review on Johns Island. Another proposed development in Berkeley County consists of 52 units on a 21-acre site. In addition, a new restaurant, Mini Tacos Cantina, will open in North Charleston. Recently, a 16-unit multifamily property was sold for $1.4 million in the same area.
