Construction of 65 new homes starts in Chorlton

Construction has started on a development of 65 new homes in Chorlton, a suburb in Manchester. The site, which was once playing fields, is located off Wilbraham Road. Developer Anwyl Homes first announced plans for the project in December 2022, and received planning approval in February 2023. Thirteen of the homes are designated as affordable, while the remaining homes will be sold at prices starting from £630,000. These pricier homes include three-bedroom semi-detached houses, with four-bedroom variants starting at just under £740,000. In contrast, the average price for a semi-detached home in the area is about £460,000. The former playing field land is owned by the Greater Manchester Youth Federation, a charity that has been active since the mid-1800s. Although previously used by Maine Road Football Club, the site has not been in use since 2016. The charity decided to redevelop the property due to financial challenges. Local residents expressed significant concerns about the development. A recent consultation found that 81% of participants did not support the plans. Concerns included increased traffic, pollution, and loss of green space. Despite the objections, Anwyl Homes stated it would continue to engage with the community during the project. The development, called Dalton Fields, aims to attract families and couples by offering modern homes and good local amenities. It is conveniently located near schools, public transport, and shopping centers like the Trafford Centre. Anwyl Homes is optimistic about demand for the properties. Several homes have already been reserved before completion. The developer has also partnered with a housing association to manage the affordable homes. The new homes will be energy efficient, using air source heat pumps and providing electric vehicle charging points. Show homes are expected to open this summer.
