A large industrial investment portfolio is up for sale, with a target price of €30 million. The sale follows another offering by JLL, which recently listed five office investments for €8.45 million. Both sales are managed by Interpath Advisory, part of a larger effort to sell 27 properties, including the former Israeli embassy site in Dublin. The portfolio, known as the Arc portfolio, consists of 11 fully leased properties along the M50 motorway from Bray to Swords. It generates an annual rental income of €1,838,494, which is below current market rates. The properties have an average remaining lease term of over five years. The Honda Distributors building is the largest asset in the portfolio, covering 58,739 square feet. It is fully leased to Two Wheels Ltd, with a part of it rented out to BSH Home Appliances Ltd. Other notable properties include the Ardmore Film Factory and warehouses in established industrial areas around Dublin. Kevin McHugh from Harvey notes that there have been few large industrial investment opportunities recently, leaving many investors looking for options. He believes the diverse nature of this portfolio, along with ongoing rental growth in the sector, will attract a wide range of buyers.
