GDA approves redevelopment of Tulsi Niketan flats
The Ghaziabad Development Authority (GDA) has approved plans to redevelop the Tulsi Niketan scheme. This area includes about 2,292 flats and 60 shops that are now in poor condition. The area was developed in the late 1980s and faces problems like waterlogging and lack of maintenance. Tulsi Niketan is located near Wazirabad Road and is about 3-4 feet lower than the surrounding ground level. Studies have shown that the buildings have deteriorated significantly. In 2009, a report from IIT Roorkee suggested that lack of maintenance was a major factor. Another study in 2018 recommended demolishing some buildings because repairing them would be too expensive. Atul Vats, vice-chairperson of GDA, announced that the board has approved all three major points of the redevelopment proposal. A survey will be conducted to check the status of the current occupants. This will determine who are the original owners and who are living there without proper documents. The GDA plans to involve the district urban development agency and the municipal corporation in this process. Additionally, the GDA has decided to freeze the prices of unsold properties for the fiscal year 2025-26. This is because many properties have remained unsold for several years. Currently, there are about 1,531 unsold units valued at around ₹534.11 crore, across different schemes. The board believes that keeping prices steady may improve chances of selling these properties.
