Gerald’s Bar to replace Enoteca Sileno in Carlton
The old Rising Sun Hotel in Carlton North has a new tenant. Gerald’s Bar will take over the space where Enoteca Sileno operated for 20 years. The Portelli family, who owns the pub, previously closed Enoteca Sileno 10 months ago. Gerald’s Bar has been a local favorite for nearly 20 years at its current location. It will move to the new space on Lygon Street once its lease ends. The rent for the new location is set at $200,000 a year for a five-year term, with options for two additional five-year terms. The Rising Sun Hotel has a rich history as a venue linked to the Carlton Football Club. Ivan Rohrt, a significant figure in the club's history, was a publican there. He later became the club's president. The lease deal was signed by Raff De Luise from Gross Waddell ICR. In Prahran, Club Tivoli, a social club for the German community, has sold quickly for over $18 million. The club, established in 1860, has been operating for over 35 years. The buyer plans to include the club in a new apartment development. In East Melbourne, a 13-bed day hospital has been sold to an Asian investor group for around $10 million. This hospital was previously owned by BGH Capital, which acquired it as part of a larger deal last year. There were nine bidders in the sales process. Additionally, a historical property in East Melbourne, Clarendon Terrace, is now on the market for a lower price of $9.1 to $10 million. This building has a heritage status and was recently home to various organizations. Several strata offices in Melbourne’s CBD are also up for sale. These include units in high-profile buildings, each with different leasing statuses. Lastly, a block of flats in Brighton is on the market after being bought less than a year ago for $5.52 million. The current owners are expected to sell it for over $8 million. A block of 30 apartments and two shops in Ivanhoe has sold for $18.2 million to a passive investor, demonstrating continued interest in the property market.
