Hyderabad property registrations declined 16% year-on-year
In February 2025, Hyderabad saw a drop in property registrations, with only 5,900 units registered. This is a 16% decrease compared to 7,135 units during the same month last year. The total value of these registered properties reached ₹3,925 crore, which is a decline of 10% from ₹4,362 crore in February 2024. Despite the annual drop, the real estate market in Hyderabad is showing signs of recovery. Registrations increased by 10% from the previous month, and the total value of registered homes rose by 13% month-on-month, according to an analysis by Knight Frank India. Among the properties registered, those priced between ₹50 lakh and ₹1 crore fell by 15% to 1,561 units. In contrast, homes priced at ₹1 crore and above saw a slight increase of 1% year-on-year, reaching 1,053 units. These higher-value properties made up 18% of the total registrations in February 2025. The analysis also highlighted that most property registrations were for homes sized between 1,000 and 2,000 square feet, which accounted for 67% of all transactions. Larger units, over 2,000 square feet, represented 17% of the total, an increase from 13% a year ago. Rangareddy district led property registrations at 44%, followed by Medchal-Malkajgiri at 41%, with Hyderabad district contributing the remaining 15%. Additionally, there was a notable interest in larger properties. The top five transactions in February 2025 involved homes larger than 3,000 square feet, each costing over ₹6 crore. Four of these deals were in Central Hyderabad, while one took place in Western Hyderabad.
