Maharashtra simplifies housing society redevelopment approval process
The Chief Minister of Maharashtra, Devendra Fadnavis, announced a plan to create a single-window clearance system for self-redevelopment of housing societies. This initiative aims to simplify the process for societies wanting to redevelop their properties. Fadnavis stated that the government would revive a previously proposed system from 2019. This system will focus on housing societies that are at least 30 years old. A new self-redevelopment cell will be established to help societies obtain the necessary approvals for their projects. Experts believe this move will promote transparency and make the redevelopment process easier. Advocate Shreeprasad Parab from the Maharashtra State Housing Federation noted that the system would help speed up development while ensuring citizens' rights are protected. In Maharashtra, there are about 8,000 to 10,000 cooperative housing societies, mainly in Mumbai, Pune, and Thane, that are interested in self-redevelopment. Many of these societies have been waiting for a simpler approval process, as the current system is complicated and involves multiple departments. Fadnavis shared that the government would also assist finance through the National Cooperative Development Corporation (NCDC). Previously, a 4% subsidized loan was proposed for housing societies pursuing self-redevelopment. During a meeting with housing federation representatives, Fadnavis responded positively to several recommendations. These include implementing benefits from a 2019 order and creating a single-window process for property titles. Additionally, plans are in place to use WhatsApp for project approvals. Fadnavis also introduced new publications related to self-redevelopment and cooperative housing laws.
