Nearly 400 apartments to be built near Broward College
A new housing project is set to be built near Broward College in Davie. It will offer nearly 400 apartments. The development, called Parks at Davie, will include both market-rate and affordable units. The apartments are expected to have rental costs between $2,200 and $3,800. The project will have 383 apartments spread across four five-story buildings. It is being developed by 13th Floor Investments and JSB Capital Group. The site is located at the corner of Davie Road and Southwest 37th Street on land that includes a parking lot for the college. The apartment sizes will range from studios to three-bedroom units. Although the land is leased from Broward College, the development is not specifically for college students. However, some graduate students from Nova Southeastern University might move in along with families and professionals needing affordable housing. There will be 77 units designated as workforce housing. The rent for these units will depend on family size and income, targeting families earning up to 120% of the area median income. According to a local study, there is a significant demand for affordable housing in the area. The project will also feature community amenities like a clubhouse, pool, fitness center, and retail space. Parks at Davie is expected to open in 2027. In addition to this project, the developers are working on similar projects in Delray Beach and Hallandale Beach. The development aims to provide ample green spaces and walking paths. A construction loan of $67.5 million has been provided by Santander Bank for the project.
