North Kolkata suburbs experience 84% increase in 2 BHK sales
Sales of two-bedroom apartments in north Kolkata suburbs surged by 84% over the past year, rising from 275 units in 2023 to 595 in 2024. Inventory for these flats decreased by 34%, indicating strong demand. Sales of one-bedroom flats also increased by 90%, while larger three-bedroom and four-bedroom units saw declines of 8% and 13%, respectively. Developers are focusing on two-bedroom and three-bedroom units in ongoing projects. Average property prices in the area rose by 4%, from Rs 4,358 to Rs 4,551 per square foot. With limited supply expected to last about 18 months, developers anticipate further price increases in 2025.
